What you need to apply?
The supporting documents will differ from lender to lender, however if you have these with you at the time of application it will ensure the quickest response and approval from the lender.
- Copy of contract for property being purchased (executed by all parties) and proof of any deposit already paid
- First Home Ower's Grant Application Form (if applicable) – If you are applying for the first home owner's grant, we will require a JP Certified full copy (every page) of the purchase contract as well as JP Certified copies of your identification as per the requirements set out by the office of state revenue.
- Contract of sale for any existing property being sold (relevant pages only)
- If property is to be constructed – copy of fixed price building contract (executed by all parties), plans and specifications. (a copy of builder’s registration certificate and all risk insurance policy & council approved plans will also be required prior to settlement
- Copy of rates notice(s) for any property being refinanced or owned (re proof of ownership and title description)
- Statements for past six (6) months for any existing debts to be re-financed eg. mortgage, lease, hire purchase or personal loan, credit card. Some lenders request 12 months.
- Most recent statement for credit cards, AGC/GE and personal loans
- Verification of genuine savings for deposit – copy of bank, building society statements for past six months (ATM receipts or internet statements that do not show account name are not acceptable), shares portfolio certificate, term deposit statement, voluntary superannuation payments or current loan statement/letter from bank if using available funds from an existing loan facility
- If currently renting, past six (6) months rental receipts/statements
- Proof of rental income of all currently owned investment properties eg. copy of monthly rental statement(s) or tenancy agreement(s)
- Identification with holder’s signature – either original to be provided for copying or copy already certified by J.P./solicitor ie. driver’s license or passport
- Written explanation for any defaults on credit report and evidence of it being paid (if applicable)

PAYG Applicants:
- 3 recent Payslips or letter from employer
- Letter from employer to be on business letterhead inclusive of ABN, position and duration of employement, gross and net income, the requirement for regular overtime if applicable, car allowance if applicable
- Latest Group Certificate or tax return,
- Previous year Group Certificate (if working for a different business to show consistency of income)
Self Employed Applicants:
- 2 consecutive most recent years full tax returns including profit and loss
- If last annual financial statements are older than 6 months, we may also require interim financial statements, internal management accounts or most recent BAS statement
- 2 years tax assessment notices
